In this buyer's market, the best real estate bargains are the bank-owned properties. These are foreclosed properties that have reverted back to the lender and have been re-listed for sale with local real estate agencies. If you've been looking for a new home, then you're in luck. We're seeing the strictest loan requirements of the decade, but if you can get a loan now, definitely take the leap. Interest rates are low, and you can make them even lower by buying down points.

Bank-owned properties are NOT the same as short sales. Why buy a short sale when you can just get the home as a bank-owned property after the foreclosure finishes? Save yourself some heartache, be very careful when you purchase a short sale property. Even if the agents are good, the process can be very very time consuming. They may take as long as 6 months to complete. As a buyer and future homeowner, can you really wait that long and still be unsure to the very last day that you'll be able to get that property?

Anyway, this "new" market is breath of fresh air. Like a new moon, it marks the beginning of a recognizable cycle. The market will be back again for sellers. Not this year, not the next, but soon after. Remember the old adage that has proven true time and time again; to make money, buy low and sell high. You can capitalize on the market and make some money. 5 years from now, you'll be happy you did.
