New Home for Sale at 1464 Petunia Ct., Beaumont, CA 92223

Happy Wednesday!  I wanted to share my new listing at 1464 Petunia Court in Beaumont, California.  It's a spacious 3 bedrooms + den, 2 bathroom, 2228 sqft home in the large Sundance community.  It does have an HOA, but it's only $45/month!  They have several parks and a couple elementary schools in the neighborhood.   And the community is still growing!  I previewed some model homes this past weekend.  I'll share the videos with everyone once I put them all together.  I was snapchatting while walking through, so it's not the smoothest, but it gives you a rough idea of the layouts of the new homes.

The home is currently occupied so I don't have interior pics to share yet... but I will in about a week or so.  So stop by again soon if you'd like to see more!  Click here for more info on this lovely home.

Okay, it's almost 3pm and I still haven't had a real lunch yet... yikes!  :)

New Home for Sale at 1356 Quince St., Beaumont, CA 92223

I've been working on my real estate photography skills this past year or two.  I really enjoy learning more every time.  This is my latest real estate photoshoot located at 1356 Quince in Beaumont, California.  This home is for sale, courtesy of Stephanie Renwick-Cook of Real Estate Masters Group.

I like the dry creek bed landscape design they have in their front yard.  3 car garage is always a plus.

The kitchen is spacious with great views of the backyard.  There is enough space for a dining table and it's open to the family room.

Kitchen with a view of the backyard.

Dining area with the kitchen in the background.  So many cabinets!

The kitchen island is large and has room for bar stools.  Even without the dining area, this space is huge.  Lots of counter space.

View of the cooktop and hood.  Looks nice with the stainless steel fridge.

Another view of the kitchen island.  I love the views of the backyard from the kitchen window, glass slider door, and all the windows in the family room.  It lets in alot of nice natural light.

Okay, I'll stop with the kitchen views now.  But I just love how the kitchen is a central part of the home.  You have to admit that we do spend alot of time there right?  :)

Next up with have the family room.  It's a huge space and it's open to the kitchen.

The family room is connected to the game room!  Okay this room is a treat because not many homes have a dedicated game room.  I'll show that room next.

Here is the game room!  The owners have a pool table in there now, but you could always change it to a kids room, or an office...  You have your own little space, but it's still connected to the family room just beyond that partial wall.

Large backyard with 2 AC units.

As you can see, this home is massive.  Big on the inside and a large backyard lot as well.

There is plenty of flat area, but if you wanted to push it back, you might be able to get even more flat space if you put in a small retaining wall.  Although I really like the hill, it is a good place to plant trees that will give you even more privacy from your neighbors.  Luckily, as you can see from the other background pics, there is some space between the houses.

Downstairs there is an office, a bedroom, a game room, family room, kitchen and a bathroom.
Upstairs there is a loft, 3 bedrooms, 2 bathrooms, and the laundry room.

There are so many more pictures, I can't even begin to upload them all.  Click HERE to see the rest of the pictures and the listing info.

Hope you have an awesome Tuesday!  I woke up this morning thinking it was Thursday.  I guess that just shows you how rough my Monday was.... haha

FacebookLive Video June 2017 Real Estate Discussion Panel

And since I'm in a blog updating mood... let's post last month's video up here too!

This June 2017 FacebookLive discussion panel was the first one I attempted.  From left to right we have: April Schmidt-Barrios, Jennifer Higgins, Jessica Warren, Ben Escalera, and Tina Jan (me).  I have linked all the panelist names to their Facebook accounts, so that you can friend us and if we every go Live on Facebook, you will be notified!

From a technical standpoint, I've never done more than 3 panelist before, so 5 panelists was a challenge.  I wanted to put lavalier mics on everyone and it would have been perfect, EXCEPT, that I forgot the power cord for my audio mixer... doh!  So we powered through with the ambient mic on my iPhone and the AC vent blasting above us.

One month later though, in my July discussion panel, all those problems were solved!  The audio was much cleaner.  :)  Yay for small victories!  But in the July discussion panel, I did forget to remove my wide-angle clip on lens and we looked really tiny and distorted.  Oh well, there will always be another month's discussion panel, right?

Anyway, I hope during this hour long discussion we will be able to both entertain and educate!  Leave some comments with your likes and dislikes.  I would love to hear your feedback!

FacebookLive Video July 2017 Real Estate Discussion Panel

Hi Everyone!  I wanted to share our most recent discussion panel video.  This month's panel members from left to right are: Tina Jan (me), Shane Sibole, Jennifer Higgins, Dustin Bingaman, and Alma G. Schwartz (I've linked to everyone's Facebook accounts in case you ever want to friend us on Facebook and watch our antics LIVE).  This discussion is mostly focused on loans, so Dustin took the brunt of the questions this time.  But last month when we did our very first discussion panel, the panelists were all realtors, so all the questions were for agents.

The discussion panel is 1 hour long, but in my humble opinion, the hour goes by very quickly.  It's a mix of Q&A with live viewers, random questions on cards being answered by the panelists, and a few silly antics in between.  :)  Keep in mind we were on Facebook LIVE and so the whole discussion is unscripted and candid and very human.

Comment below with your likes and dislikes and let me know if there are any questions you'd like us to answer in our next real estate discussion panel!
