Hi guys, in an effort to be more video friendly, I'm trying to be less camera shy. I'm still not 100% comfortable with doing any videos with my Flip video recorder. It doesn't feel natural to me just yet, and all I can think about is editing and not sounding like a dork as much as possible.
So I've decided that maybe I can get my feet wet by letting everyone watch me in my natural environment at work. You'd be able to hear me talk on the phone, watch me at my desk doing my work, and other random things I happen to be doing. The nice thing about a blogTV broadcast is that I can run it in the background while I'm doing other thing on my computer. Well, let me know what you think. It's a little embarrassing being in a virtual fishbowl, but I suppose I'll do whatever it takes to be accessible to everyone! Just so you know, I probably won't be talking directly to anyone, because I WILL be AT THE OFFICE, and I don't want to look like I'm *CRAZY* and talking to myself. But I'll try my best to respond via the blogTV realtime chat.

Changes in FHA Anti Flipping Rules
For the past 3 1/2 years HUD has not allowed the resale of a property within 90 days due to flipping concerns. While the initial intent was to prevent the rapid escalation of the price of homes through questionable flipping of properties, it is now hindering the sale of homes since prices have fallen and more properties are the subject of foreclosure. Luckily, this rule has changed. This is great news for the small-time investor who buys these homes cheaply and fixes them up for resale. If you're an investor, now is the time to move quickly on turning these cheap REO/foreclosure homes into fixed-up sales or even rentals.

New FHA measures may cost home buyers
Any changes in the FHA loan guidelines affects my business quite a bit. The changes that I noticed first are that seller will only pay up to 3% of buyer's closing costs as opposed to 6% from before. Also, the minimum FICO score increased from 500 to 580, although realistically most lenders are looking for a 620 FICO or higher. To be honest though, not much has changed because sellers were always negotiating the 6% buyer's costs down to 3-4% anyway. Still, it's ALWAYS good to know ANY changes in the lending industry, even though I'm not a lender myself.
